Collectively, every year, billions of dollars of real estate get sold at auction by many of the national real estate auction companies, like AmeriBid, as well as many of the smaller, local real estate auction companies. The properties being sold include residential and commercial properties, ranging from luxury homes to office buildings to commercial development land. But for some reason, when a property auction is announced, it somehow becomes “special” or “interesting” when, in fact, it is really no different than when a broker lists a property for sale. While the additional publicity an auction receives helps generate buyer interest, the reality is that the auction process is just like the brokerage process – just faster and more transparent.
When a property is listed for auction, it means the Seller would like to sell their property by a certain date and time. Unlike a brokerage listing that may be as long as 12 months, an auction listing is typically only for 90 days. Auctioneers, like AmeriBid, get nearly every property marketed, auctioned and sold within that 90-day period.
Outside of the certain sale date, auctioneers add the properties to the multiple listing service, run newspaper advertisements, use social media marketing techniques, install signs, hold open houses, prepare a property information package and proactively promote their listing to buyers. And many auctioneers also hold a real estate license and join the National Association of Realtors, so they are also Realtors abiding by the same Code of Ethics.
Some people think that because it’s an auction the price will be lower than a brokerage listing. I don’t believe this to be the case. With an auction, the price is buyer driven, not seller driven. This means that the buyers drive the price as high as the market will pay for the property as opposed to a seller waiting for a price that does not necessarily correlate with what buyers will pay. Additionally, if a buyer wants to try to buy a property at a lower price, they can do so with a brokerage listing as well by making a written offer. The only difference with the auction process is that all of the offers happen in an open, transparent process. Each buyer knows whom they are competing against and the sellers see the buyer bidding to the highest price.
Recently, we took a property to auction that was last listed for $2.5 million. Multiple offers were received at $2.2 million. We took the property to auction and it sold for $2.85 million in front of a crowd of 60 people. The transaction closed in 7 days.
Today we see far more traditional real estate brokers and agents partnering with auction companies like AmeriBid to provide an excellent exit option for their clients. AMERIBID LLC SELLS 135 PROPERTIES AT ABSOLUTE AUCTION IN NEW ORLEANS ON BEHALF OF THE NEW ORLEANS REDEVELOPMENT AUTHORITY (NORA)
New Orleans, LA — April 9, 2013 – On Saturday, March 23, 2013, the New Orleans Redevelopment Authority (NORA) sold 135 homes and lots in what will be one of the largest Absolute Auctions held this year. All buyers walked out with fully executed contracts and all closings are scheduled to occur within 30 days. AmeriBid LLC acted as Auctioneer with Louisiana Real Estate Broker Paul A. Lynn, CCIM. Over 500 people were in attendance at the New Orleans Ernest N. Morial Convention Center. The properties sold are part of a portfolio of thousands of properties that were sold to the State of Louisiana’s Road Home Program and later obtained by NORA through the Louisiana Land Trust.
